Homeowners can become a HOA Moderator
First register yourself as an HOA Listing Moderator- it’s free with no obligation- even if you do not choose to moderate a specific HOA listing.
Becoming a moderator of a specific HOA page is not free, however, homeowners who moderate their own community receive special reduced pricing. Moderators can be a homeowner or a group, or a designated board member.
As the moderator of a community page, you will be the primary contact person for the homeowners in the community. The advantage of being a moderator you will be given access to a variety of resources to educate yourself on best practices in common interest development industry (CID). On your dashboard there are links to professional forums, and other resources normally accessed by CID professionals. You will be automatically notified whenever there are new registrations, comments/complaints are posted, you can conduct polls or surveys. You will have access and the authority to add and or edit the information displayed on the page.

Before the Board requests a proposal from any company for any type of service, it is important to develop the contract specifications so the bidding companies provide comparable pricing. So for complicated jobs it is sometimes advisable for the board to hire an expert in the field to develop the specifications. Whether it is construction related, like roofs, or service related like Insurance, an expert can not only help with the specifications but explain the reasons for including one thing or another, or choosing one type of material over another. With some contracts this may not be necessary, like a management contract, pool service etc. which are more straight forward and the board has experience with what the expectation would be. Whether you use an expert or not, before your start formally requesting bids, create your specifications.
The next step is finding companies to give the RFP to. You may have a list of already vetted companies, or look to a professional for referrals. Boards can post a simple listing seeking companies interested in bidding on a particular contract, this listing would not reveal the name of the community or any specific details that may identify it (to avoid unsolicited contact- ADDITIONALLY, the fact that a RFP is being considered would remain private -only those who the board decides would know). But it would provide the type of contract (management, landscaping etc), the type of community (PUD, Condo etc), number of units (a range, like 10 to 20, or over 100), the County and State in which it is located. Companies that want to bid on the contract would complete a summary form, which would include information about the company (website, contact information, address, years in business etc, licenses) which would be sent to the designated person on the board. If it is not a management contract bid, then it may be your manager who will receive this list for vetting, but it is the board that decides, it depends on how your organization is set up.
The Board can then Vet the companies before providing them with your formal contract specifications. From this list you could also choose to meet them face to face for an interview before providing the formal specifications.

If you are interested in branding your company or service in front of a specific Homeowners Association, being the moderator of an HOA listing is the way to go. Each time a homeowner, Board member, HOA professional or other interested party views, posts ideas or polls or leaves ratings of the HOA, your company name will be seen, and you will be notified. Additionally, you will have your contact information and or website link clearly visible. You can also upload your company logo, head shot, staff photo or any photo you choose. If you author articles or newsletters, you can upload those attachments to the listing as well. As the owner of the listing, you are not only branded, but you are the moderator of the listing. You will be notified each time a comment is made or a review is left and be able to respond. Additionally, you will have the contact information for all those homeowners who have registered with the HOA.

No requests to Moderate communities will be accepted, other than Century 21 Agents, until the trial period is completed and the individual Century 21 agencies have an opportunity to Claim communities for the agency. After which, it will be open to the general market, provided your background, business model and industry complies with our standards.
This is for a two year term- the fee is payable monthly- After selecting the number of communities you want to moderate- choose the rate for that number of communities from the list provided and complete the transaction
